*Summary-*
· Plans, coordinates and supervises the maintenance of buildings, machinery, equipment and facilities.
· Plans and supervises the work assignments of all requests for repairs, and all maintenance tasks.
· Hands-on troubleshooting and repair.
*Knowledge of:*
* Knowledge in all building repair trades, purchasing procedures and practices, work safety requirements, janitorial painting and repair procedures.
* Methods and techniques of troubleshooting, repairing and installing plant equipment.
* OSHA rules and regulations.
* Electrical codes and accepted practices.
* Methods and techniques of GMAW welding.
* Programmable logic controls.
* Computers and applicable software applications.
* Pertinent federal, state and local laws, codes and regulations.
*Ability to:*
· Supervise, organize and review the work of lower level staff.
· Select, supervise, train and evaluate staff.
· Troubleshoot and maintain machinery.
· Operate electrical and electronic troubleshooting equipment.
· Operate milling and metal fabricating equipment.
· Operate and repair heavy equipment.
· Operate office equipment including computers and supporting software applications.
· Adapt to changing technologies and learn functionality of new equipment and systems.
· Communicate clearly and concisely, both orally and in writing.
*Responsibilities-*
· Establishes priorities and work schedules for maintenance personnel.
· Planning, organizing and assigning tasks, and making changes in work loads.
· Establish work schedules for maintenance personnel for the most efficient and economical methods in handling maintenance and repair requests.
Estimates man hour allocations and staffing needs for various tasks and reassign personnel in direct relation to priorities, work schedule, and changes in work conditions.
· Develop a written schedule and supervise the performance of other maintenance staff.
· Coordinate staff training, work with employees to correct deficiencies; implement discipline procedures.
· Confer with area supervisors on major operating problems and make recommendations for needed changes in the maintenance program.
· Hands-on repair and installation of all electronic, electric, hydraulic, pneumatic and mechanical equipment.
· Maintain storage and work areas in a neat, safe, and secure condition.
