*General Definition of Work*
Performs difficult skilled trades work on a variety of installation, maintenance and repair projects.
Work is performed under the direct supervision of the Maintenance Technician lll and the limited supervision of the Director of Maintenance.
*Essential Job Functions:*
Preventive and Routine Maintenance:
- Inspects HVAC equipment; performs preventative maintenance and repairs to HVAC equipment.
- Performs electrical wiring; installs new circuits and electrical figures for outlets, lights, attic fans and bathroom fans; troubleshoots electrical issues in lights, outlets, appliances and tools; makes repairs as necessary.
- Repairs PVC drain and waste lines, copper and PVC water lines.
Plumbing fixture repairs and replacements.
- Installs and makes repairs to faucets, hose bibs, toilets and urinals; installs underground PVC lines for gutters and other drainage.
- Prepares for painting and paints the interior and exterior of County facilities by sanding, scraping and caulking.
- Maintains County trees and plants; waters as necessary.
Working Knowledge of Multiple Trades:
- Develops plans and material lists for projects assigned.
- Lays out baseball fields according to type of field; prepares fields for games; builds and installs base anchors, bases, home plate and pitcher's mound; paints fields and installs goals and nets.
- Repairs and adjusts basketball goals in park gym.
- Maintains pumps and chlorinator; removes materials for the winter and re-installs for the spring; changes filter bags.
- Performs general construction duties; lays out location of buildings, playgrounds, etc.
; installs doors; figures materials for jobs, orders materials and performs work; makes repairs and installs floors, walls, ceilings and roofs; installs paneling; installs siding, wood, Masonite and vinyl; builds and installs shelving; installs cabinets and countertops; installs shutters; pours, forms and finishes concrete sidewalks, slabs and other projects; repairs gutters and down spouts; replaces windows.
- Performs general locksmithing duties.
- Assists in snow removal and ice control.
- Assembles, disassembles, and moves office equipment.
Customer Service:
- Maintains open and courteous relationships with customers including County/school employees, contractors, and general public.
Safety:
- Complete understanding of safe work practice and use of proper PPE.
- Applies proper use of tools, performs inspections of tools and equipment, and repairs or removes from operation as necessary.
Work Order Documentation:
- Understands the importance of complete information on Work Order documents, including work performed, hours to complete, and material used.
*Education and Experience*
High school diploma or GED and considerable experience in buildings, facilities and grounds construction, maintenance and repair.
*Special Requirements*
- Possession of an appropriate driver's license valid in the Commonwealth of Virginia.
- Requires possession of Journeyman license or five [5] years’ experience in the area(s) of assignment.
- May be required to work outside normal work hours in emergency or on-call situations.
