Position Summary: The Construction Manager is accountable for cultivating and maintaining optimal client relationships through property management and support colleagues within the scope of facility management, property and construction projects in a cost-effective and efficient manner.
In this job you are responsible to proactively maintain and preserve the value of properties/facilities (activity) through close cooperation with stakeholders and suppliers.
Individual is responsible for delivering a high level of customer service through safety, quality, efficiency, cost control, secure performance, business continuity, customer satisfaction without compromise.
Knowledge of key elements in the continuous improvement concept and improve performance using lean concepts to reduce lead time, eliminate waste and losses, and improve the quality of our projects and services.
The oversight for this role entails but is not limited to mechanical and HVAC systems maintenance, janitorial, electrical maintenance, plumbing, drywall, painting, general furniture tasks, special event and meeting setups, preventative maintenance tasks.
Strong skills in development, lead and execution of construction and renovation projects.
Job Duties: 1.
Ensures optimal customer relations by maintaining constant communications with site stakeholder.
2.
Provides high quality operations and maintenance service to assure proper performance of engineered equipment and building systems.
3.
Acts as primary liaison for all site-specific client stakeholders, actively ensuring that service is prompt, responsive, and effective and that inter-departmental concerns are addressed and resolved efficiently 4.
Provides regular monthly KPI’s and analysis to manager and stakeholders.
Presents ad-hoc status reports as necessary to keep meet site needs to help reduce risk and ensure smooth operations.
5.
Responsible for property management budget and cost including follow-up and reporting in designated systems and actively work to optimize property cost including sustainable savings.
6.
Responsible to ensure maintenance of our properties through their life cycle by a structured work with property condition assessments and LTM plans.
7.
Responsible for content, data accuracy and ensuring timely updates for all dimensions in the property- and tenancy register and other real estate specific systems.
8.
Complies with corporate policies (personnel, accounting, technical service, safety and health, ethical conduct, etc.
) 9.
Ensures that federal, state and local regulatory requirements are met including DER, OSHA, EEO, ADA, etc.
10.
Responsible to ensure energy optimization and sustainability within the day-to-day service delivery.
11.
Responsible for selection and evaluation of local contractors for projects and assignments within scope 12.
Responsible to analyze and prioritize among investment needs and prepare data for investment cases.
13.
Workspace Management optimization 14.
Reviews completed work regularly and ensure that quality standards are met or exceeded to the satisfaction of the client.
15.
Helps to negotiate minor/major service contracts in relations to renovation and projects in alignment to Corporate policy 16.
Escort and guide subcontractors as required to complete tasks.
17.
Monitors service contracts to ensure compliance; addresses and resolves any contract disputes with aid of leadership.
18.
Responsible for the full process regarding internal and external lease contracts including negotiation, invoicing and secure contracts when new or changed tenant including the payment and administration of internal and external leases as well as allocations.
19.
Reviews and approves invoices on a regular basis and processes to accounting for inclusion on monthly invoices.
20.
Ensures that staff receives adequate technical, administrative and other training; participates in training individually 21.
Monitors staff overtime and absenteeism against ABM standards and implements corrective measures as necessary when either exceeds acceptable standards.
22.
Manages staff in accordance with ABM employee relations philosophy and policies; hires, terminates, recommends salary changes, conducts performance appraisals, counsels and disciplines as necessary; communicates and administers ABM personnel policies 23.
Job duties may be modified at any time Essential Job Functions/Qualifications: 1.
Completed Bachelor’s degree in Engineering, Construction Management or comparable field 2.
3+ years of experience as an Engineer, Construction Manager, or other Construction related disciplines 3.
3+ years project management experience from design phase through implementation and operation 4.
3+ years of experience negotiating construction, procurement and labor contracts 5.
GMP preferred.
6.
Must be able to read blueprints to maintain quality control and inspect all aspects of construction including framing, stucco installations, electrical, plumbing, etc 7.
Knowledge of authorities demands and property legislation 8.
Technical knowledge of building installation systems 9.
A collaborative leadership style 10.
Must possess a high sense of urgency tempered with strong attention to detail Work Environment: 1.
